Russian attacks damaged about 2% of Kyiv’s office inventory in the first half of 2026, yet demand for office space continued to rise, with leasing activity up 33% year-on-year.Kyiv’s total office inventory declined by 1.7% during the six-month period to 2.08 million square meters. Approximately 50,000 square meters of offices suffered partial or significant damage from Russian attacks.At the same time, around 15,000 square meters of new office space entered the market, offsetting approximately 30% of the damaged premises.Despite the destruction, leasing activity accelerated. Companies leased about 104,000 square meters of office space in the first half of the year, 33% more than in the same period in 2025.An estimated 20–30% of demand came from companies forced to relocate from buildings damaged by Russian attacks.IT, high-tech, and telecommunications companies accounted for the largest share of demand at 48%. Industrial and energy companies represented another 14%, while pharmaceutical and healthcare businesses accounted for 6%. Demand from defense-related companies also continued to increase.Growing demand and reduced supply pushed Kyiv’s average office vacancy rate down to 16%, a 2.5 percentage-point decline since the beginning of the year. The rate is now approaching the 14.5% recorded at the end of 2021.Vacancy declined across the market’s higher-quality segments. Class A office vacancy fell to 14%, down eight percentage points, while Class B vacancy decreased by four percentage points to 15.5%.Despite stronger demand and lower vacancy, rental rates remained stable.
