CROATIA LEADS EU IN REAL ESTATE PRICE GROWTH WITH 12% INCREASE IN 3Q2024

According to data released on Friday by Eurostat, the statistical office of the European Union (EU), Croatia recorded the highest real estate price increase in the EU, with a 12% rise from the third quarter of 2023 to the third quarter of 2024, driven by significant growth in older residential property prices, particularly outside major cities, Croatia media report.  Despite regional differences, the continued price surge highlights limited supply and high demand in the Croatian real estate market.Eurostat data showed that Croatia experienced the largest real estate price increase in the EU, with a 12% rise from the 3Q2023 to the 3Q2024, leading the eurozone.The Netherlands, Ireland, and Portugal followed with 10% increases, while Lithuania recorded 9%, and Spain and Slovenia saw 8% growth.On the other hand, real estate prices decreased in only four European Union (EU) member states. The largest drop was recorded in France, where prices fell by 4%, followed by Finland with a 3% decrease, Luxembourg with a 2% decline, and Germany with a 1% drop.Meanwhile, according to the State Bureau of Statistics (DZS), prices of newly constructed properties increased by 4.4% in the 3Q2024 compared to the same period last year, while prices of older residential properties rose by an impressive 13.5%.Residential property prices in Zagreb increased by 7.7% on an annual basis, while prices on the Adriatic coast grew by 15.9%, and in other parts of Croatia, they surged by 16.8%.
